CREDA New Jersey will bring together commercial real estate leaders for a candid, boots-on-the-ground conversation about the current market conditions shaping New Jersey’s commercial real estate landscape — and what they mean for the state’s ability to attract, retain, and grow businesses.

The discussion will focus on the market, where hybrid work, changing tenant expectations, rising operating costs, aging buildings, financing challenges, and increasing competition from neighboring states are creating significant challenges for owners, developers, investors, and employers.

But the impact extends beyond office.

Corporate relocation decisions can affect demand across other commercial real estate sectors, including industrial and logistics, while raising broader questions about New Jersey’s ability to attract new industries and remain competitive for corporate investment.

Our panel of CRE leaders will share what they are seeing firsthand, including the flight to quality, distressed and underutilized assets, repositioning and redevelopment opportunities, and the challenges of financing today’s commercial real estate.

The conversation will explore what is happening in New Jersey’s CRE market, why it matters, and what it could mean for the state’s future as a place to do business.

Key areas of discussion will include:

  • The current state of New Jersey’s market — conditions, vacancy, and availability
  • Changing tenant demand and hybrid work — how workplace changes are affecting the market
  • The flight to Class A — what it means for older properties
  • Aging and underutilized office assets — including distressed properties and opportunities for repositioning or redevelopment
  • Financing and debt challenges — how today’s capital environment is affecting properties

The discussion will also consider the broader implications of a changing market from employer attraction and retention to municipal tax bases, transit, local businesses, and New Jersey’s ability to remain competitive with neighboring states.
